The Bustleton Vibe
Bustleton is a quiet, family-friendly, residential neighborhood. If you want to live close to Center City Philadelphia but away from the city’s hustle and bustle, Bustleton may be the right locale for you. You can enjoy a blend of urban and suburban amenities. There is lots of green space from near-by Pennypack Park, Benjamin Rush State Park, and Lackman Playground.

Housing Options
Bustleton has one of the most diverse mixes of housing styles in all of Philadelphia. It has beautiful, single-family split-level and two-story homes, most with large back yards. You can purchase an older home and upgrade it if you are handy and want to take advantage of the great values the Bustleton single-family housing stock has to offer. If you aren’t handy or don’t have the time, you can purchase new. If you prefer a smaller yard or aren’t ready to invest in a single-family home, Bustleton offers a large variety of townhomes, many as large as a single-family home. If you’re not interested in maintaining a lawn or shoveling the snow, that is also no problem. Along most of Bustleton’s major corridors, you’ll find a number of apartment and condominium communities with studio, one, two and even three-bedroom apartments.

Housing Costs
Residents include a mix of renters and owners. The median home value is $248,250. Whether you’re looking to buy or rent, you’ll find housing costs to be a fraction of Center City Philadelphia costs, and even less when compared to New York City or some New Jersey suburbs. In fact, many people are moving from New York to Northeast Philadelphia because of the affordability and lifestyle. Out of thousands of neighborhoods in the entire country, Bustleton was ranked the Top 10 Hottest Affordable Neighborhood in the U.S. by Redfin.

Bustleton Borders
Bustleton is north of the Fox Chase neighborhood and South of Somerton. Its northern boundary runs roughly along Red Lion Road, Roosevelt Boulevard marks the east, Pennypack Park lies to the south and the city boundary to the west. Of course, everyone defines neighborhood boundaries differently. This just an approximation.

Population
An estimated 33,000 people live in the Bustleton neighborhood.

Where to Work
The largest employers in the area include Jefferson/Aria, and more. Philadelphia itself is one of the largest cities in the U.S. with jobs across education, healthcare, and Fortune 1,000 companies. From Bustleton, you’ll have easy access to downtown (for employment or pleasure), via the SEPTA train system, bus, or of course driving is always an option.

Things to Do
Among Bustleton’s strength is its outlets for children and active individuals. There’s the Bustleton Bengals Club that offers athletic activities for girls and boys, including softball, baseball, football, basketball, cheerleading and more. Plus, Pennypack Park provides 1,600 acres of fields, wetlands, meadows, and woods. The trails, both paved and unpaved, accommodate cyclists, hikers, runners and horseback riders.

There’s a variety of restaurants and cuisine, and if you want to try some of the best food from around the world, Bustleton and Northeast Philadelphia may be the place to go for food. Authentic cuisines from Japanese, Chinese, Russian, Italian, Indian, and more are spread throughout the many shopping plazas.

You’re also a very short train or car ride away from Center City Philadelphia and have easy access to New York City and Washington D.C.

Commuting
Commuting options include SEPTA bus routes and regional rail Fox Chase and West Trenton Lines. You can get to downtown pretty easily via car too. If you’re going to New York, you can drive/take transit to Trenton, New Jersey, and then it’s a short ride on NJ Transit.

If you plan to drive, you can get onto I-95 from one of two nearby ramps. You can also conveniently access the PA turnpike for east to west travel. Most of the houses and apartments in the area have on-site parking. There is also street parking in most areas.

What the Neighborhood Is Known For
Bustleton has a reputation for its plentiful green space that provides opportunities for outdoor activities. It has some of the most diverse restaurants in the country.
