A mid-rise apartment building is typically a building that has more than four (4) but less than twelve (12) floors.

If the building has more than 12 floors, it is typically considered a high-rise. If it is lower than four floors, it is considered a low-rise or garden-style apartment.

Where to Find Mid-Rise Apartments

Mid-rise apartments can be found in virtually every major city in the U.S. They are often close to downtown urban city centers and are particularly popular in the more densely populated suburbs where land costs are still high, density is permitted, but no skyscrapers or high rises are allowed.

Since there are more than four floors in a mid-rise apartment building, you will almost always find an elevator for added convenience. While not all, many mid-rise apartments contain balconies on each apartment. Some mid-rises are mixed-use with retail shops on the lower level.

Mid-rise apartments can offer many benefits, including:

  • Retail shops below particularly in mid-rises built after 2010, retail shops are common and afford you the added convenience of not having to travel too far for your shopping needs.
  • Quicker elevator access much easier to get in and out of an elevator in comparison to high-rise buildings
  • Both stair and elevator options you can choose between the stairs or the elevator based on your convenience and lifestyle.
  • Courtyards Many come with courtyards in the middle that enhance the aesthetics.
  • Often contains a swimming pool and balcony many mid-rise buildings offer amenities like pools and balconies to elevate your lifestyle, especially newer buildings
  • Covered parking many buildings offer garage or covered parking so you don’t have to worry about parking outside.

Which Floor Should you Live on?

The decision of which floor to live on in a mid-rise building depends entirely on your needs and lifestyle. For instance, if you live on the first floor, you can get better street and parking access without having to worry about getting into an elevator. But if you live on a higher floor, then you could benefit from better views.
