No Applications are accepted without an application fee and a one hundred dollar deposit.

The application fee is $25.00 per adult applicant except for married couples with the same last name. The application fee for a married couple with the same last name is $25.00. Every adult (including children) twenty one years or older intending to reside in the apartment must fill out an application. The only exceptions are full time students. Full time students (over the age of twenty one) need only show student ID to the rental agent to avoid the application procedure. Applications must be complete when submitted. Incomplete applications are subject to rejection. The application fees are Non-Refundable regardless of whether the applicant(s) are approved. The application fee is not credited to rent or security deposit. The deposit is refundable if the application is denied. The deposits for applications which are approved are Non-Refundable even if a lease is not executed. The deposit fee for approved applicants is credited to the first months rent. Applicants may be required to furnish additional information based on information revealed in the credit application and weighed as part of the application review process, including but not limited to employment (self employed applicants must present a copy of their last year tax return). Failure to promptly supply such additional information will result in the rejection of the application. The approval process is based strictly on financial consideration i.e. the applicants pre-existing credit and payment history, income and employment. All information obtained is held in strict confidence. The rental agents are only informed of the acceptance or denial of an applicant. Financial information obtained on our applicants is not shared with the rental agents. Applicants that are denied credit are provided with a letter explaining the reason for our decision.

Once an application is approved, a lease is prepared which in turn is provided the applicant(s). Typically, the applicant executes this lease within two to three days of having been approved. Leases must be signed in front of the rental agent. Applicants are required to present a valid drivers license or other ID for proof of identity at the time of lease execution. All of our apartments require one month security and prepayment of the first months rents at the time the lease is executed.
